Property Details

General Description
Beautiful house set in over 3 acres of gardens, woodland, meadow with a pool, ornamental lake and riverside location. Ideally located 5 mins from the village of Melrand and centrally placed for beaches and site seeing.
The house sleeps 11 + cot.
There is a balcony accessible from most rooms overlooking the grounds and a patio area to enjoy the sun.
The property can be divided into two adjoining gites which ideally accomodates two families or large group of friends i.e with independent access from outside or through an internal door.

Bedrooms / Bathrooms
There is a double and two twin bedrooms (both having access to a washroom) on the main floor. On the lower floor there is a double bedroom and a twin bedroom and a large single bed setee in the dining area. There is a shower room on this floor.

Living Areas
On one level there is a large lounge / dining area with beautiful furnishings and french doors leading our onto the balcony.
There is a kitchen, bathroom with bath, shower and bidet and seperate toilet. A marble staircase takes you to the loser floor where there is a kitchen/dining room with french doors leading out onto the patio and gardens. There is a bathroom, a double bedroom, a twin and a single bedsetee on this floor.

Kitchen / Dining
There is a kitchen on the main floor with a summer kitchen on the lower floor with large continental oven. Both kitchens have a cooking hob and fridge with all the kitchen equipment required. There is a communal laundry area with washing machine and freezer.
Dining can take place round the large table on the main floor or on the patio just outside the summer kitchen.

Swimming Pool
4m hexagonal pool built into the hillside with wooden terrace.

Outside
Beautiful grounds with cultivated gardens, woodland and meadow. There is an ornamental lake with carp and has a riverside location (shallow river in summer). There have been rare birds and a wide range of butterflies seen at the property which reflects the peaceful nature of the area yet within only 5 minutes of the village. In the grounds there is a fresh water ` lavoir` where the villagers came to wash their clothes.
There is garden furniture provided and children playing in the pool can be seen from the balcony whilst the adults relax with a glass of wine.
Swings and a trampoline with safety net are located in the grounds.

Location
The house is set in private grounds yet only 5 minutes away from the pretty village of Melrand. Within a 30 minute drive there are lots of attractions such as the medieval towns, the beautiful beaches, golfing and the Blavet Valley with cycling, walking, fishing and boat hire.

Changeover Details
Saturdays or Sundays prefered.
Some flexibility out of peak season.

Ample parking
Due to the mild climate would be an excellent base for walking, cycling or fishing holidays in Spring, Autumn and Winter ( central heating available).
