General Description
Le Langon is an 18th Century farmhouse and gite which have been renovated to a very good standard. It still offers many original features including beamed ceilings, wooden flooring and original fireplaces.
The accommodation comprises of a 3 bedroomed house plus a 2 bedroomed gite.
The property offers a full sized swimming pool and sun terraces which are walled off for safety by a traditional stone built wall. There are large private gardens to the front and rear of the property. The rear garden has a full sized trampoline. There is a large patio area and also a seperate shaded terrace. Barbeque and garden furniture. Parking area.
Le Langon farmhouse and gite are located in the lovely village of Le Langon, yet only 10 minutes from the nearest town of Fontenay Le Comte and 15 minutes from Lucon.

Bedrooms / Bathrooms
Farmhouse - Upstairs are 3 large bedrooms, 1 double and 2 twin bedrooms. All bedrooms are large enough to take an extra bed if required. Cot and highchair also available if required.
The bathroom has a corner bath, seperate shower unit, WC and washbasin.
Gite - Stairs lead to the 1st floor where you will find a large double bedroom with wooden flooring and beamed ceiling. Also on this floor there is a shower room with WC and washbasin.
A further staircase leads to a mezzanine floor which offers 3 single beds, also with a beamed ceiling. Both bedrooms are large enough to take an extra bed if required. Cot and highchair also available.

Living Areas
Farmhouse - The farmhouse has a large lounge with traditional stone walls and a woodburner. Comfortable 3 piece suite, satellite TV and DVD player. French doors lead to the patio area and rear garden.
Gite - The gite is an open plan living area. Dining area for 5 people. There is a 3 piece suite, TV and DVD in the lounge area. There is lots of character with traditional stone walls, large original fireplace and beamed ceilings. Doors to the front and rear of the property. Rear door leads to back patio and rear garden.

Kitchen / Dining
Farmhouse - The kitchen diner includes an oven,hob, fridge/freezer, microwave, coffee maker, toaster etc. Windows overlooking the rear and front gardens. Large dining table and chairs. There is a large original fireplace, also a door that leads to the rear patio and gardens. The washing machine and tumble drier are located in a seperate utility area.
Gite - The kitchen has an oven, hob, fridge/freezer, microwave, washing machine etc. Dining area for 5 people

Swimming Pool
The pool has Roman steps, which make it much easier and safer for entering and leaving the pool. Especially good for the safety of children. The swimming pool is approx 12 metres in length and 5 metres in width, the shallow end of the pool is approx 1 metre leading gently down to approx 1.6 metres at the deep end.
Large sun bathing area around the pool with several sunloungers. Also tables and chairs.

Outside
Outside there is a very generous sized front garden which has been mainly laid to lawn and has several hibiscus plants.
Good sized driveway for several cars. Large gates which can be closed for added safety for young children.
To the rear of the property there is a patio which stretches the length of the house. Seperate table and chairs for the house and the gite.
The property is South facing so it can get very hot - there is a shaded area for those wishing to keep a little cooler.
Again there is good sized traditional walled garden, set mainly to lawn, with a full sized trampoline. Barbeque.

Location
Le Langon Farmhouse and Gite are located in the lovely village of Le Langon. It has a central position in the village overlooking the church, with the Boulangerie only 1 minutes walk away, as is the village store. The Post Office and local cafe are also in close proximately. Despite being so close to all amenities the property enjoys a peaceful location and is not overlooked.
The village of Le Langon is situated in the Du Marius Nature Reserve. This is a lovely area which enjoys an abundance of wildlife, including a large variety of birds. There are lots of canals where fishing is very popular, cycle paths etc etc....
The nearest town is the historic, Renaissance town of Fontenay Le Comte (10 minute drive) and Lucon (15 minutes drive) - both towns have a good selection of Restaurants, Cafes, etc as well as a couple of hypermarkets. Churches and Museums also well worth a visit.
The nearest beach is approxiamately 35 minute drive.
La Rochelle is also approxiamately 35 minute drive.

Changeover Details
Changeover day is a Thursday - This is negotiable outside of main season.
£100 deposit per accommodation per week. Balance is due 8 weeks prior to renatl period.
